The Value of a Real Estate Tax Consultation

The Value of a Real Estate Tax Consultation
Tips & Tricks image When you start looking for a home, one of the primary to-do’s is to have a real estate tax consultation completed on the property. Purchasing a property is more than just laying down enough cash up front. There are other aspects to consider such as the change in your income tax status. You should be aware of the potential pitfalls, as well as the potential rewards, of your new property. A real estate tax consultation will help you understand exactly where you stand, what you stand to gain and what you might be in for.

When considering the purchase of a home, especially for the first time, one of the most important aspects of a real estate tax consultation is you have a real property value assessment. This helps you to determine if the property has solid value, or if it is over inflated.

In many cases the property you are holding is not taxed at its actual value but at the value of another property located nearby. What happens more often than not is your property taxes are based on another nearby property with more features and amenities than yours offers; this inflates your price substantially. This is why you need to have your property value reassessed with an independent real estate tax consultant.

For example, homes that are built in a particular neighborhood may seemingly be alike, but one or more might have an extra deck or expansion installed that increases the value of the property. The tax assessor might use that particular home, over a more typical home in the neighborhood, as a standard for taxing purposes. So instead of being taxed at the value of your home, you are being taxed at the rate of a more valuable home. It is important to have an independent real estate tax consultant revalue your home so that you are not being over taxed.

A smart property owner understands that having the right assessment of their property will help them to save money. An independent real estate tax consultant will have a solid knowledge of all applicable tax rules and regulations. Instead of looking out for the best interest of the government, the consultant will be looking out for you. That is why it is important to have your property value reassessed. If you decide to overlook a simple tax consultation, you could potentially be throwing out hundreds each year. Who knows, maybe your tax consultation could mean you get to take that trip to Hawaii instead of staying home paying unnecessary taxes.

Tips for Caring for Your Outdoor Furniture

Tips for Caring for Your Outdoor Furniture
Tips & Tricks image In order to make the most out of your outdoor furniture and to keep it looking great for as long as possible, you will need to take some extra steps to ensure that it is well cared for. This is particularly the case if you are living in a four-season climate where, for a large portion of the year, you will not be using it. Outdoor furniture may be made from wood, metal or even plastic as is the case with many cheaper sets. The way you care for it will depend largely on what it is made of. Consider the following tips for extending the life of your outdoor furnishings.

Protecting Outdoor Furniture during Winter

There is no point in keeping your furniture outdoors during the months when you're not going to be using it. All that this will do is greatly increase the wear and tear and shorten its lifespan by many years. As soon as the time of the year comes when you know you're not going to be getting any more use out of it for some time, you should place it undercover. If you have some spare space in a dry outbuilding, then use it for storing your furniture. If not, stack it up somewhere out of the way and ensure that it is properly covered by suitable plastic or canvas sheeting. Keeping it out of the winter weather is a must since rain and snow will cause wear and tear very quickly. It is also a good idea to have some covers available so that you can cover it during the summer months at night and whenever it rains. Again, this will also greatly extend its life.

Revitalizing Your Outdoor Furniture

Wood weathers naturally and this does, in itself, lend to its character. Nonetheless, it is important to take steps to prevent rot. You should get into the habit of caring for your furniture every year when you take it out of storage. Thoroughly clean it with soap and water and treat it with varnish, stain or paint as necessary. It may need a couple of coats applied 24 hours apart. In order to prepare the surface, ensure that it is as clean and smooth as possible. Before treating the wood, be sure to check for any loose bolts and replace any as required.

Metal furniture, typically made either from steel, aluminum or iron, is normally much easier to maintain. Just keep a look out for rust with certain types of metal furniture and, if you find any, sand it down and apply some rust-resistant paint. Outdoor furniture made from plastic or resin is even easier to maintain. Looking after such furniture is simply a matter of keeping it clean although it is still a good idea to keep it undercover when you are not using it.

7 Great Dog Breeds for Families with Kids

7 Great Dog Breeds for Families with Kids
Tips &Tricks image Almost every family will benefit from getting a dog. Canine family members can provide companionship, humor, and unconditional love for everyone in your household. Of course, different dog breeds have different temperaments, and some dogs tend to do better in homes with children than others. Here is a look at seven breeds to consider making a new member of your family if you have kids.

1. Golden Retriever - It's no wonder that these easygoing, playful companions are well known for being great family dogs. Gentle and good-natured, golden retrievers tend to be kind to just about everyone they meet. One important thing to note, however, is that goldens are full of energy, so you need to keep an eye on them and make sure they don't accidentally knock down very young children.

2. Labrador Retriever - The most popular dog breed in the United States, Labrador retrievers are adaptable and easily trainable as long as you give them plenty of exercise. These silly pups are known for their love of fun, which is one reason why they tend to be great around kids. Labs are usually very patient as well, which helps them put up with children poking and prodding them.

3. English Bulldog - Docile and even-tempered, bulldogs make great family pets. Their stockiness makes them very resilient to child-inflicted abuse and makes them good partners for roughhousing. The breed actually has a reputation for having a "sixth sense" about protecting children, and they make great companions for little ones.

4. Poodle - No matter what size of dog you're looking for, there's a poodle to suit you--these dogs come in standard, miniature, and toy varieties. In general, standard and miniature poodles are known for being best with children. They have enough energy that they will enjoy playing, but they are also sensitive enough to avoid being too rough. Poodles are also one of the most hypoallergenic dog breeds you can find, so they are an excellent choice for kids with allergies.

5. Beagle - This friendly breed is one of the few smaller dogs that does especially well with children. Beagles will never lack the energy to run around the yard with your kids, but they are also lovable lapdogs. A beagle will relish being a member of your family, and will always be ready to give you lots of love. They are an excellent breed to teach your kids about the joys of having a pet.

6. Saint Bernard - Known for being gentle giants, the bond between kids and Saint Bernard's was immortalized in the movie Peter Pan. These enormous dogs know how to be careful around children, and they are very patient with little ones. Just make sure that your tots realize they can't try to ride your dog like a horse.

7. Irish Setter - Like all dogs bred for sporting, Irish setters love to be around people, and they are known for their gentle and sociable dispositions. These clever pups love toys and games, and they have fun playing with rambunctious kids. You should realize, however, that Irish Setters often don't know their own strength, and they may knock down little ones if they get overexcited. While these breeds are all well-suited for families with kids in general, it's important to remember that every individual dog is going to be different. Make sure to involve your kids in the process of picking out the right dog for you so that you can see if the animal you're considering actually gets on well with your children in particular. With proper training, almost any dog can learn to get along with little ones, but choosing one of these breeds is a great first step.
